Ken Brown is a second-generation real estate developer and Florida native with a long-standing track record of identifying opportunity, executing at scale, and delivering results. A longtime Winter Park resident, Ken has spent his career leading and growing real estate ventures across Central Florida and beyond.

A three-time INC 500 honoree and recipient of the Orlando Business Journal’s 2014 CEO of the Year award, Ken has played a central role in millions of dollars of real estate transactions over the past decade. He has worked alongside more than 150 national developers and commercial general contractors, providing him with deep insight into what drives successful projects and strong investor outcomes.

Ken currently leads Emerald Acres Capital LLC, doing business as EMAC Capital, continuing a family legacy in real estate investment by partnering with top-tier developers nationwide. The firm manages investments across multiple U.S. markets, with projects totaling more than $100 million in post-entitlement value.

Ken’s focus is simple: align experienced operators with investor capital to unlock value through disciplined execution and clearly defined exits.

Doug Miller brings more than 25 years of experience in construction and development, with deep expertise across residential and multi-family projects. His background spans concept design, construction consulting, project management, and building execution—allowing him to guide projects from early planning through completion with precision and practicality.

Trained through a comprehensive carpentry apprenticeship program, Doug holds a general contracting license and remains actively involved in industry organizations. He is committed to staying current on construction innovations, best practices, and emerging trends, ensuring projects are executed efficiently, safely, and to high-quality standards.

Over the course of his career, Doug has worked on hundreds of projects encompassing thousands of residential units and millions of square feet of building area. His experience includes forecasting construction costs, planning capital improvements, implementing preventative maintenance strategies, and supporting long-term development objectives.

Doug is known for his solution-oriented mindset and hands-on approach—combining technical expertise with real-world experience to deliver reliable outcomes on complex projects.

Steve Holgate brings decades of hands-on experience across every phase of land development and real estate entitlement. Throughout his career, he has worked directly with cities and counties to plan, entitle, and complete a wide range of residential, commercial, and industrial projects, with a particular focus on land acquisition, subdivision design, entitlement processing, and long-term site planning.

Widely regarded for his deep understanding of municipal processes, Steve has extensive experience with redevelopment agency requirements, annexations, and public financing structures, including bond financing. He is known for assembling and leading effective entitlement teams—collaborating closely with engineers, planners, consultants, and end users to drive successful outcomes.

Steve has negotiated extensively with city councils, planning commissions, and municipal staff to determine optimal “best-use” site plans that maximize land value while meeting regulatory and community objectives. His career portfolio represents more than $2.5 billion in aggregate project value and includes master-planned residential communities, office, retail, medical, industrial, and income-producing properties.

His experience includes direct involvement in sixteen city annexations, eighty-five subdivisions totaling more than 11,000 lots, nine major specific plans, and seven construction projects. Steve has also overseen more than 1,250 apartment units and served as Master Developer on eight major projects, providing long-term oversight from entitlement through execution.

Prior to his real estate career, Steve served honorably in the United States Marine Corps, including combat service in Vietnam. His military decorations include the Cross of Gallantry, the Presidential Unit Citation for Acts of Valor, and two Purple Hearts. He has also served on numerous public and civic boards, including finance, economic development, and redevelopment advisory bodies.
